May Monthly Update

SUPPLY CHAIN, PRICING, PRODUCT UPDATES:

Over the last month, lead times for most products have extended and prices have continued their assent. There are many macro-economic factors influencing these trends, too many to describe in our updates. Simply put, demand for building products, as a result of the pandemic, has far exceeded the existing capacity of the supply chain and related distribution. Our belief is that pricing will soon hit a peak, but the leading indicators don’t support this.

Until then, we are compelled to invest energy in developing our monthly update. As we’ve shared in previous editions, the purpose is to keep you informed of the many changes we are together experiencing in our supply chain. Please continue to stay in touch with your sales rep as you plan your projects.

LUMBER:

Softwood lumber prices continue to be extremely high and volatile. In 2020, we faced lumber prices nearly doubling and in 2021 we have seen prices considerably higher than those previous highs. In April alone, average prices have increased 26%. Mills can sell everything they produce and demand seems to be holding steady. This has caused addition stress on suppliers, builders and our customers. If the demand for housing and remodeling continues to be strong, we will continue to deal with a volatile market in the months to come.

PANELS:

OSB and Plywood market continue to be undersupplied and volatile. In April, average prices increased 18%. The supply of Resin has had a negative impact on the supply of premium OSB underlayment panels. This rolled over into Plywood underlayment, causing availability issues as well. Demand has remained strong causing manufacturers to stress over their ability to keep up. In the next couple of months, we anticipate that prices will continue to climb and availability challenging as long as demand continues to remain strong.
