March Monthly Update

COVID-19 has significantly impacted our nation’s industry & supply chain. Unfortunately, the challenges continue. Since the start of the pandemic, the number of new homes being constructed across the country is up sharply & home improvement projects are growing. LUMBER & PANELS:

Framing lumber prices increased by 10% in February after rising just under 1% in January. Panel pricing also continued to climb, up 7% in February after a 15% increase in January. Panel and lumber prices are both in excess of the peak pricing we experienced in the 3rd quarter of 2020.

The growth in demand for single family homes is the primary driver for lumber/panel shortages. In addition, winter weather slowed down production, which created logistical problems for the mills. The availability of rail cars or trucks also hampered logistics. Ice storms and subzero temperatures caused power outages which curtailed production at most mills and treating operations in the south.

We continue to secure sufficient lumber and panels to support your projects. Unfortunately, it comes at increased prices for the reasons outlined above. We believe that prices should moderate in the months to come, but futures pricing is presently similar to current price levels for these products.

RESIDENTIAL ROOFING:

Lead Times:  Shipping backlogs from major manufacturers are out months and many are producing a limited number of colors in an attempt to keep up. Typically, we increase our inventory levels in the winter to handle the spring reroofing influx. As you can imagine, this was impossible in 2021. We expect these challenges to continue for much of 2021.
